    Home Inspection

We hired Brent at Classic Home Inspections. In the inspection he found mold in the basement, went into the attic and informed us there was very little insulation, and showed us that new windows would be required. When he was up on the roof he noted that it would require some repairs. At the end he left us a report and sent us pictures of the property. Thanks.

Thank you so much M in Scarborough! I really appreciate the review! I very nice home indeed! Yes, it had its issues like all homes, however, nothing that can't be fixed. The windows are definitely a bummer. Even inexpensive ones are a lot of money. Fortunately not all of them require replacement. Always feel free to contact me if you ever have any questions whatsoever! Thanks again and thank you for choosing Classic Home Inspections!

    Home inspection

Brent recently did a pre-purchase inspection for our new home. We were extremely impressed with his professionalism, thoroughness, as well as his clear explanations of the issues he noted with the house. He was also very available for follow-up questions and answered emails and phone calls very promptly! We would not hesitate to recommend him, and I know our realtor will also be recommending him to his clients from now on. Thanks for the great job!

    Home Inspection

We had Brent do two inspections for us. We wanted to have our current home inspected before we listed it, just so there were no surprises for us or the new homebuyer. Then we had him inspect the home we just purchased. Both were done with such detail. Brent is so meticulous when he is inspecting. A friend had recommended him and told us he was good! He provided a fantastic report and supplied us many photos that we found to be very useful. Thanks Brent, we will definitely be recommending you to our friends and family.

Thank you Maria for the kind words and review! I really appreciate it! As I mentioned in previous reviews, many home sellers seem to be bringing me in to check out their home before putting it on the market. Not a bad idea really. In some cases I will even tell people how to fix the problem so it is not an issue when selling the home. So many things are such an easy fix it's just so much easier to show a person than to have someone come in and rip you off trying to make more money. Better yet, it's no longer an issue with the home. All the best with your new home! Thanks again and thank you for choosing Classic Home Inspections!!!

    Home Inspection

Brent at Classic Home Inspections did what he said he was out to do, go through every single square inch of the home...and he delivered! On a newer Milton home, we were unsure to get an inspection, esp. with the pressure of other offers on the table. We insisted on the inspection, and are we glad that we did. Brent gave us the peace of mind that we were looking for. Thanks Brent, we will gladly recommend you to others with confidence.

Thank you so much Dave for the kind words and review! I really appreciate it! Hmm Milton. The town that was built overnight. Unfortunately many of the homes show it. As I was telling you, the first phase of the new homes were not really very good. However, the second and third phases are much better homes. Fortunately, yours falls into that category. A beautiful home indeed! If you ever have any questions whatsoever always please feel free to contact me! Thanks again and thank you for choosing Classic Home Inspections!

    Hard Loft Conversion Inspection

Googled home inspector in Toronto and was brought to Homestars for the first time. Read the number of positive reviews for Classic Home Inspections and the pricing was very reasonable. Needless to say I can see why the reviews were so positive. Despite short notice, Brent was able to make himself available to do the inspection and again was very punctual. He took the time to walk me through everything and kept reminding me to ask as many questions as possible, which was great because I had a few already scribbled down. Brent was very thorough testing all the electrical, water and all the appliances. Coincidentally, Brent had done a number of inspections in this particular building, so he knew what issues other units had in the past and took the time to ensure that my unit did not have any similar problems. As a first time home buyer, its re-assuring when an inspector is so thorough and able to answer all questions that the buyer has, in addition to offering personal advice. The experience really put me at ease and helped me make an informed decision. I would not hesitate to recommend Classic Home Inspections as even after the inspection is done, Brent still does not turn away any additional followup questions I may have. Thanks again for all the help!

Thank you so much Stephen for taking the time and leaving a review for me! As well, the kind words! Yes, I have inspected many, if not most of the condos in that development in East York. As I told you the whole thing was a disaster for the first year. After you move in you will hear the homeowners stories, trust me. Quite frankly the whole thing was a comedy of errors from the get go. However, having said that, it was refreshing that the unit you were looking at had next to nothing wrong with it!!! When you first contacted me and told me where it was, I was thinking "Oh no" ... when the inspection was done, it was "whew, no issues!" I'm more than sure you will enjoy your new home Stephen! Thanks again, and thank you for choosing Classic Home Inspections!

    pre-listing home inspection

Brent performed a very thorough pre-listing inspection for us. He came on time and spent a good 2 hours doing the inspection. He also provided us a soft-copy version of the inspection report to provide to our agent and potential buyers. Thanks Brent!

    Answer from pro:

Hey Brian thank you so much for taking the time and leave me a review! I truly appreciate it! It's seems many people these days are doing the pre-listing inspection. Not a bad idea really. That way there is no surprises for you or the new homebuyer when the transaction is completed. Having said that I just did an inspection where a very large home inspection company commented on the roof and said that it was in good condition and won't require replacement for at least another 5- 6 years. I go up on the roof and it was totally shot! So you really have to rely on a reputable company when shopping around for an inspector! Anyways, good to see your home had minimal issues with it. Thanks again Brian, and thank you for choosing Classic Home Inspections!

    HOME INSPECTION

his is a late review for Brent at Classic Home Inspections. Brent did a home inspection for a 2nd home purchased around the Eglinton West /Caledonia Area. The inspecion took place on Oct/11/2012, Brent came very punctual and did a throughal home inspection with pictures and very organized and detailed notes. Thanks to him we found some stuff that we took back to the sellers and asked for a nice price reduction on the home. It was tthough negotiating with the sellers, but we even used some pictures took by Brent to prove our point. We finally got the house for the price we wanted. Thanks you Brent at Home Inspections Inc. Carlos,.

    Answer from pro:

Thank you Carlos! Ahh, see, a picture does not lie! Homeowners do! It's great that you were able to use the report and the pictures to your advantage. I like sending people the pictures as I feel it helps us both out. Esp. when I'm on a roof or in a tight space. Always please feel free to contact me if you ever have any questions about the home or report Carlos. Thank you for choosing Classic Home Inspections!

    New Home Inspection

We were hesitate as we don't normally hire someone to inspect and rather we inspect the properties on our own, although this was a new home and anything can go wrong with a new home. We wanted the assurance if anything and we def found that with our home inspector . He looked at things we didn't think we could find or things we missed when we had originally done our walk through. He checked for cracks in our foundation walls which we found was not expected considering it was a brand new home. They assist us with questions and how we are to go abouts with filling out our tarion forms. We def would use them again and again.

    Answer from pro:

Thank you Nham for the review! I really appreciate it! Yep, new homes can definitely have their issues. I would love to tell you that they are perfect, but nope, not even close. Some homebuilders are better than others. Yet, even the top rated homebuilders have many "lemons" put together. Thankfully yours wasn't one of them. Thanks again, and thank you for choosing Classic Home Inspections!

    home inspection of daughter's home

This is late in coming as my daughter, Nicole and son-in-law Wayne moved into their home in Jan. 2012. Brent was available on short notice to do the home inspection and took a great deal of time going through their home purchase. They have moved in and our loving it, no surprises. Thanks Brent for making this serious and stressful time, easier on everyone, including mom. N. Boyce

    Answer from pro:

    pre-purchase home inspection

Brent was able do the inspection the next day. He was always prompt at returning messages both by phone and email before and after inspection. He was thorough and professional. On time, organized. Caught things missed by the seller's inpector. Got on the roof and into tiny attic crawl space. Explained things in a comprehensive manner. Includes a helpful maintenance section in his report. Highly recommended!

Thank you so much for the kind words and for taking the time to leave me a review Jen! I really appreciate it! You know Jen, people will call me up and ask me if they should believe the home sellers inspection report. It puts me in a bit of an awkward situation. If I say "no", I feel as if I am trying to sell them on my services, yet in most cases the home sellers report is usually missing important things! In this case it looks like it was too. Here's one for ya, I just did an inspection yesterday were there was a sellers home inspection report (from a very large company) who stated that the roof was in good condition and it should be good for at least another 5 years. I went up onto the roof, and found out the roof was completely rotted out! It needed replacement years ago! When we looked at the sellers inspection report the inspector didn't even go on the roof! It was a large roof and will likely cost $8,000 to replace. Oops, I guess the inspector forgot the ladder at home. Thanks so much again Jen, and thank you for choosing Classic Home Inspections!
