Stressful process , but luckily we had Brent perform our home inspection and we are happy with the job he did! Very nice and polite guy. He was early at the property and spent almost 2 hrs going over the house from top to bottom. He identified some little issues as well gave us advise on how to fix them . There were alot of questions !! But he managed and was very patient and answered each one. His rates are reasonable and i would strongly refer him to family and friends . First time home buyer, and I was out of town on business during my home inspection. Didn't know what to think. Thankfully, Brent walked my fiancee and father all throughout the house and prepared a very detailed summary of everything for me upon my return. Lots of details and a collection of high resolution images to match, which ultimately lead to us buying the house.Answer from pro:

We had Brent perform our home inspection and was very happy with the job he did! Really nice guy, extremely thorough going through the home and took the time to explain everything to us.He was early and spent almost 3 hrs going over the house from top to bottom. He was able to identify some minor issues with the property and gave us hints on how to fix the issues. There were alot of questions along the way but he was very patient and answered each one to our satisfaction. We just had an inspection completed with Brent on a home in Toronto. All of the homes we were looking at in Toronto were old and we had many concerns about renovations and additions etc. After doing some research, we contacted Brent and we are so glad that we did! He was very thorough while physically checking each area of the house while walking us through every step of the way. He offered his professional insight and expertise with various issues about the old house and suggested how to overcome them. Aside from being a true professional in his field, he was such a pleasure to deal with, which is definitely a positive thing in a time of anxiety that many prospective homebuyers go though. Brent was very patient and took the time to educate me through out the home inspection process. Allowing for time to ask questions and also telling me what to worry about and not worry about. The best part is he would provide tidbits of information on what I can fix on my own from getting simple supplies from a hardware store vs things that professionals should take care of. What can I say, Brent was was amazing to work with and very professional. He showed up early and spent 3 hours with us going over the house from top to bottom. Brent is very thorough and will go above and beyond to identify any issues with your property. I'm probably underestimating when I say we asked Brent 1000 questions along the way, but he was very patient and answered each one to our satisfaction. Brent has inspected 3 homes for us now - I honestly wouldn't use anyone else. Brent is 1000% friendly and genuine. He is extremely detail oriented and will check every aspect of the house and send you pictures. Foundation, every window, every door, every tap, smoke detectors, appliances, light bulbs, air conditioner serial number, furnace, electrical panel, copper vs. silver wiring, roof shingles, roof sheeting.... he does everything on every inspection. He also charges reasonable rates and is professional in the sense that he will not tell you NOT to buy a home. He will give you his assessment of the property, what needs to be repaired, their longevity (etc) and then will leave the decision to you to evaluate. I think this is a class move. Brent went out of his way to come and inspect a potential property I was interested in. He arrived on time and spent 3 hours of solid work completing the inspection. He inspected the house from top to bottom including climbing on the roof and up into the attic. The garage was being used as a storage unit without any space to even move, Brent managed to make his way in and inspect an extremely tight spot. Some of the issues identified were overlooked by me but Brent was able to point out what needed immediate attention and what could be put off for a while. The best thing about the inspection is that Brent explains everything while going through the property. The report provided was extensive and detailed. No stones unturned I would say. I would be more than happy to recommend Classis home inspections to anyone looking for a detailed home inspection from an extremely professional individual.Answer from pro:

End of February 2015 beginning of April 2015, we used Classic Home Inspection for our pre-purchase home inspection. We were booked with Brent. Company was friendly and nice inspector seemed very knowledgeable and like he knew what he was doing and explained a lot during the inspection. To us it seemed top notch, but we are also first time home buyer so we don't anything about process or what is involved. The inspector was on time and cost was low. We got our report, only major issue mention in report, was main floor front window one panel has lost argon gas and recommended to be replaced. Thinking that was minor, we waived inspection on my home and bought it. We had to call to get copies of out pictures. Thirty days later when final visit before key turn over, i bought a contractor to provide estimate on downstairs window, only to find out that all windows in master bedroom also need replacing and have lost argon gas also, and condensation is built up in window, along with a pink color is on inside of glass. Also that none of the windows actually have handled to open them. The master washroom tap, no water is released through there into tub. Water only comes from shower head. The master bedroom, paint is stripping, due to water damage. To my thinking, i would think these items were vital notes in buying a home, and in 30 days for all these to go bad seems a bit farfetched. I emailed inspector twice and no reply, so i called him once and he only stated that they were working at time. To us 30 days is not long for all these items to go this bad. Second time i tried to call because we no longer had access to our pictures no answer. Therefore i had to call from a different number and he answered and stated he would send to us. He did send them and were downloaded them. I would advise anyone, please know what is expected and ensure all you are aware of how long form inspection there notes are good for, else you will be like us with a bill on a new purchase. I was told to use Mike Holmes, now i wish i did, because i know i would not be going through all this.Answer from pro:

It once again proves that I’m not writing my own reviews on this website like a few of the others on here. (oh yes we can, oh yes they are). Interesting. You know, when you’re in your own business such as myself for such a long time sometimes we have to be open to criticism. As much as we don’t want to hear it, we have to. However here’s why I’m going to take your review with a “grain of salt”. Number one, you had told me over the phone the contractor told you that the “entire shower stall” would require replacement due to the diverter valve on the spout not working properly. I said “he did?”, I was actually quite concerned about the fact you were about to be taken completely advantage of, so I took it upon myself to contact the people as it turns out...he didn’t say that at all. He told you a “little CLR” will fix it. That’s odd, why would you tell me different. I proved to you that I did check to diverter valve at the shower stall because I said if I didn’t I would have been soaking wet if I hadn’t put the diverter in the down position. It was working perfectly fine at the inspection, what happened with the current home owners that were using it I don’t know. When it’s all said and done though, it’s a $15 part. Very simple to install. Number two, I have proof that I sent the pictures to your husbands email the day of the inspection, and so do you. A little embellishment to add to your story? Number three, we went through the window situation, lets be honest, you wouldn’t even know what Argon gas and what was happening with the windows if I hadn’t told you what was going on. So why are you telling everyone I missed it? Again, adding a little embellishment to your story. By the way, can you show me in the pictures that I sent you (twice) where the paint stripping is? This is news to me. Like I said, we all have to be open to criticism at times, it’s good for us, however in your case, after finding out what I have found regarding the whole transaction and not with just myself. I have a much clearer picture as to who is writing this review. All the best to you. PS, have you seen the reviews left for Mike Holmes Inspections? $1400 for an inspection with that track record? Next time give him a go!
