    New home

    We had a good home building experience overall. With the exception of a couple of instances with the superintendent, we were treated professionally and didnt have any major issues with the process. Their design center is very convenient for picking out most interior choices in one stop.

    2nd House build and a mistake I won't make a third time....

    Not at all happy second time round with these guy's. I'm over two years in the second home I built with this lot. First time I built with them we felt we received reasonably good service and workmanship. All that good work was undone within the first three months of us moving in. We had a basement leak that was "moisture" according to the rep, this was only resolved two years later when we had water streaming into the basement along the exact same line they inspected 2 year previous. I've had water leaking into my upstairs bathrooms every spring because they failed to ensure the exhaust was set up right. Painting, might as well have not gotten them to do it. Drywall, crooked. Cracks all over my driveway and right up to my front door. They actually replaced a segment of my walkway a few weeks after we moved in and it's a different colour to all the other concrete and it's gone back to where it was before THEY deemed it necessary to replace and when I asked the rep what they're going to do he replied "THAT'S JUST ONE OF THOSE THINGS THAT HAPPENS" I told them about a crack in the wood work surrounding my garage door before we moved in and a few months later I noticed the crack re-appear. It turns out they just put some wood filler in it and painted over it. Again I was told, "THAT'S JUST WHAT HAPPENS TO HOUSES OVER TIME" The customer service (considering at this stage I'd spent nearly a million dollars with them (over two houses) was atrocious. Good news is, I have a good buddy who owns a reno company and we've managed to put right a lot of what I paid for to be right in the first place. I could keep going on and on, but suffice to say, these shams won't be seeing any more of my money!!!!

    deteriorated shingles installed on new homw

    We contracted to have a Shane Home built in Aug. 2006. The house was "completed" in April 2007. We were not living in Alberta at the time. Took possession of the house end of April 2007. Rented out the house for 2 yrs. before we moved in. Had numerous issues with the house under warranty period which were fixed, but the landing at the back door was not installed until Nov. 2007 and so the back step was disabled causing a fire hazard for our renters. When we moved in August 2009, we noticed that the shingles were covered with cracks and "spydering" over most of the roof, and the first good rain we had, we experienced a wet area on the ceiling of our ensuite. Shane said that there was too much moisture in the house and this was causing the problem in the ensuite. Renaissance Roofing who installed shingles sent out a "crew"? to check out the roof and carry out "repairs". They used a 1/4 tube of caulk to do around some of the flashing and the chimney and "installed" a vent (NO HOLE CUT IN ROOF)&left. Cost: $100 for the service call. Next time it rained, moisture began to come through the ceiling causing stipple to fall off the ceiling and drops of water came through the ceiling and onto the floor. Called a reputable roofing co. had an inspection done and was told that the shingles were almost worn out, had only a year to 1 1/2 years of life left. Filed a claim with IKO (Renaissance XL shingles)and had a sample sent to their "lab" in Brampton Ont. for anaylsis. In the meantime tried to have Shane come out to look at the roof. They stalled citing that they were waiting for results from IKO. Shane rep never did come out to look at roof. Had our insurance adjuster look at roof for a possible claim and he also said that shingles were almost worn out. It is now into Oct 2009, and we have been in continuous contact with Shane's area rep for home construction since early Sept. Necessary to re-roof: our cost $6000. Proceeded to contract with an established roofing co. to re-roof the house. When shingles were torn off, the sheathing underneath was wet over a large portion of the roof. Roofing job completed Nov 16. Waterproof membrane put on roof as well as tarpaper; no bare sheathing this time under the shingles. Have had no more problems to date. Received IKO analysis re: shingles Letter stated that "weathering appearance was normal" and no explanation for seepage on roof & nothing was wrong with integrity of shingles, altho' everyone in the industry (except IKO and Shane)say the shingles were never any good from the first time they were used on the market, they are made from organic materials which deteriorate, and should never have been used. IKO has several pending lawsuits one in Alberta and 1 in Ontario, as well as many in the U.S. Filed a complaint with the BBB in Calgary but once Shane got a copy of letter from IKO stating shingles were still fine, Shane stated in a reply to BBB that they had no obligation to compensate us for the re-roof and that was the end of the matter. A one year warranty on a house is just about useless unless you have serious structural problems. After one year, the roof is your problem. As I've said, if anything goes wrong with the roof or the inside of your house you'd better hope it happens in the 1st yr. or you could be SOL. Our next step could be suing Shane for installing a defective product or trying to get the media to listen to our story. No one should have to have a roof replaced in just over 3 years. If you own a Shane home,BEWARE!! and you have IKO Renaissance shingles on your roof, have your roof inspected, b/c its not going to last very long and if your sheathing remains wet long enough, you will have a huge bill for repairs; and you know what: SHANE DOES NOT CARE!! Its your problem now. Also, if you do receive a settlement from IKO for their defective shingles the warranty is hardly worth the paper its written on b/c the smallest part of the bill will be the cost of new shingles, and IKO will NOT COVER THE COST OF REINSTALLING A NEW ROOF AND SHANE PROBABLY WON'T EITHER!!.

    Just a Great Home Builder!

    I'm amazed when I read peoples reviews. "Crappy workmanship..!" "Didn't use products they were supposed too!” I remembered this site and the comments so I took these to our Area Manager, Claude Smith. He told me that they cannot build a home without the proper drywall behind a tub, it’s a part of the building code and inspected, so if anything, there’s allot missing from this story (the truth). My wife and I decided to buy a semi-detached home from Shane Homes in Panorama Hills as a revenue property. It’s almost complete and the nicest part of all of this is we received an additional discount on from them because we are a repeat buyer; they called it Shane Family Rewards. Quite honestly it's been pretty smooth throughout the whole process. Kal helped us make some pretty smart decisions in the Design Centre so we didn’t blow our budget and our supervisor Paul is the same guy who worked on our current home, so we're really thrilled! My advice is don't listen to these people who "stretch the truth". Shane Homes make the experience of buying a home fun and that’s why we're two time buyers now!

    New Home

    I had a new home built and they didnt put proper treated drywall behind the bathroom tiles. After some time the tiles started to fall off and black mould was found all throughout the tub/shower. This caused me serious health issues and I had to move out of the house until this problem was fixed. This was a very large removal bill and a another large rebuild bill. The air had to be purified in my house and I was not able to work in my health condition from the allergies to the mould. They are refusing to take blame even though it was stated that I had the proper treated drywall a sample shows it was not and they were at fault. The basement staircase has shifted and is not safe causing me another bill. Anywhere a corner could be cut they cut it. I am not impressed and will fight this through until they fix these unsafe issues. If court is where they would like to end I would be more than happy to take them there. I have heard many stories like this from neighbours who built with them and hopefully will have a rally going in the near future outside of their showhomes and office. It is legal to rally right on the sidewalk to the entrance of the showhomes I have already looked into it. BUYER BEWARE SHANE HOMES SCAMS!!!!!!!!!!!!!

    home builder

    We are building our first home with Shane homes, they are on time and on budget. The sale person has been informative, friendly and helpful. Fair market price and very satisfied overall.

    New Home

    Good Customer Stories I've read a few reviews online and I think what's most disturbing is that people who had a bad experience are the only ones to post comments. I had a great experience with Shane Homes! We've purchased from 2 other builders in the past and not had good experiences. The 3rd time around we contemplated going used until we ended up in Shane Homes showhome in Panorama Hills. Bob and Claude were great to deal with. They walked us through the whole process of building and "held our hands" until the end. The Interior staff helped us with our decisions and we weren't pressured to buy, buy, buy upgrades in the design centre. We moved in 3 months ago and the house was almost perfect when we moved in (a few deficiencies) but they were taken care of quickly. And our first service call dealt with professionally by Kessna. I can't say enough good things about this company and have already referred a friend (and I got a $1000 for the referral). Thanks for making this experience better than the last two!

    built a new home

    Don't get me wrong I love my house. I love my floor plan I love my location and as far as I can tell (knock on wood) there are no major problems with the home. Their customer service however is diplorable and I have felt like I was mislead a few times. I don't know if the initial problems were because of an ill informed sales guy or if he was purposly leading us astray. - Things that we had originally agreed upon as part of the purchase price were billed to us later so we feel like we were double billed on some aspects of our home -They are one of the home builders that doesn't to a 9 foot finish in the basements. We felt when we paid for "9 foot ceilings" in our basement we would have "9 foot ceilings". they measure the 9 feet before they pour the floor. -There were something that we were told we would be reimbursed for later. When the time came they said they already had. When we requested copies of the paper work it was never sent. i fought for 6 months with high level management for it and still ahen't seen a thing. -We wanted to redesign our kitchen which they were fine with. We paid them for all the extra work and materials just tp have them build it wrong it was a foot short in each direction. To get it fixed was a joke. We finally just took a refund. Now they won't caulk the bottom of my cabinets. -Things that come up to be fixed while it is under warrenty they tell you aren't suppose to be fixed. ex. The grout is suppose to chip out of your tile floor in under 3 months. The faucet is suppose to leak enough to fill my largest pot. -I have had several problem with their contractors who are working on other homes arouund me. Using my water. Coming into my house to get water when the outside pipes were turned off. The one we are still struggeling with was when their cement truck tresspassed through my backyard and got stuck and left massive ruts in my backyard. They are refusing to come fix the holes. Their design center was great and they were very quick at getting every thing done. However after they have the money and you have posession good luck getting anything done.

    New Home Construction

    We had a great experience building in Chestermere. Paul our area project manager, walked us through every step of the construction process with ease, and was there to help whenever issues arose. Issues were adressed very quickly and taken care of. Thanks Paul.
