Absolutely the worst new build experience we have ever had. EVERYTHING is a fight with Urbandale, nothing is easy. The "warranty technicians" are lazy and unprofessional. There is always an excuse for an issue or delay and they never prioritize their homeowners time. I feel like my site, The Creek in Kemptville, has all of the employees from other sites that had issues. Homes are years late and full of issues that are clearly from lack of knowledge and sloppiness. Would not recommend this builder in a million years and can hardly wait until the market recovers so I can sell this place and never deal with Urbandale again. Disappointed does not even begin to describe my feelings. Stay away and go with literally ANY OTHER builder.

The personal of Urbandale is very knowledgeable and professional. They answer quickly to all questions. The construction is high quality and the finishes are beautiful. Their customer service is quick and efficient. I would recommend Urbandale to my family and friends.

7 years living in my Urbandale house. Started having window sealing problem since at least two years ago. The window company Urbandale was using definitely failed to seal the window properly. It was not just my house, it happened to many house on my street. Recently I found out someones windows from my street got fixed by Urbandale last year. I was trying to contact Urbandale and they said I missed the survey for the window repairing offered by Urbandale. Thats means I GOT NO PROBLEM. This is ridiculous that Urdanbale noticed the problem they have but send survey out hopefully LESS people would get it on time and LESS people would require for the window replacement. This is a joke for a big company like Urbandale would do. They know they have problems they just tell you, sorry you are in bad luck we will not help you because you DID NOT REPLY TO THE SURVEY! I

after 2 days possession, and the roof was damaged by the wind. and asked warranty team, and said it is by the God. No warranty applied. in the surround area, only urbandale 's houses got damaged, and the other builder's houses are fine. Hired a roofer, he did a report, " Every house I've been to in Urban dale in black stone has had defects in workmanship, regarding the soffit, fascia, flashing & siding. Lots of corners cut & missing screws. " no wonder almost all the fascia came off, and warranty people just doing the pingpong games. they made at least $500,000 profit for my house, and do nothing for the help. such a shame. Neighbor 's foundation exterior wall finish broke, and I found they put batt insulation rather rigid insulation. And put cheap EIFS on top of batt insulation. Per EIFS install rules, EFIS only can put on the rigid or semi-rigid insulation. 3 years house, foundation exterior finish already sagged, like a aging people 's skin, easy broken and small animal can settle down in the sagged spot. Check with building code and EIFS standards, said need go with rigid insulation.

We were sold by looking at the beautiful designs of the Jazz condos by urbandale. We bought our condo pre build and admired the landscaping, accessibility, and attractive interlock of this complex. My husband and I are both working professionals who felt condo life would be most suited for our busy lives. Unfortunately years later we realize how badly the design was - the landscaping is eroding, the interlock shifted several times requiring repairs (plus it turned into a safety hazard), the lack of proper engineering of the front porch, the shift of our kitchen causing cracked tiles 2 years later (of course no longer covered), as well as starting condo fees at a ridiculously low (but at the time seemed attractive) price. We were promised a “park” that was actually a small playground located in the richcraft condo section. We had high hopes for urbandale but unfortunately had to learn the hard way. Will never buy an urbandale home again.

I bought my town house about a year ago and just took possession. All the finishes (tiling, wood flooring, bathroom and kitchen cabinets, shower door and all the doors ) is done exquisitely and well behind my expectations. The sales team of Cheryl and Crystal and Andrea at the design office were very helpful, courteous and patient. Very highly recommend Urbandale to new home buyers.

We purchased a new build Urbandale home in 2019, moving in at the beginning of 2021 after a few minor delays. Overall we love the home but there are definitely improvements that could be made, and I certainly wouldn’t give Urbandale a 10/10. Some positives and negatives: Positives: - We were able to make changes to our floorplan for a few thousand dollars. This included expanding rooms and adding windows. Awesome. - Likewise we were able to make plenty of changes to the electrical and kitchen for fairly reasonable fees, also awesome. - The selection of materials and finishes is staggering, and there is some really nice stuff that is available without an additional charge. - The sales and design centre staff were all great to deal with - We found Urbandale floorplans in general (beyond our specific model) to be very well thought out and make good use of available space - The house is very well insulated and efficient. Our furnace almost never goes into high-fire, even when it’s minus 30 out. - Urbandale has generally been responsive to any issues we identify. Negatives: - We weren’t allowed to participate in our PDI due to COVID, and a bunch of issues were missed, including our hardwood flooring being wrong. We had to play hard ball with Urbandale and the flooring company to get it resolved to our satisfaction. We did eventually get it sorted, but it was an avoidable pain - Communication from Urbandale in general hasn’t been amazing. They do respond quickly if you ask for things, but you do have to hound them a little on occasion to get things resolved. - While Urbandale is responsive, it takes forever to get anything fixed. I get that there’s a trade shortage, but it seems a little ridiculous at times. - Our house has the worst interior paint work I’ve ever seen. Drips, unevenness and straight up missing paint all over the place. Apparently that painter has since been let go, but now we have to write up every little issue we see in hopes of getting it fixed. Again, a pain. - The general quality of the walls and trim leaves a bit to be desired. Unfilled nail holes and small gaps in trim, and a couple of walls have noticeable curves in them. - We’re a year in and still have little things that need fixing. Nothing major, but don’t expect your house to be perfect on move in. We just completed our one year Tarion form and found yet more items to be fixed. Overall I would recommend Urbandale, as I do believe they do a better job than many other builders. But I would like to see them improve communications and quality assurance.

We are truly thankful to Urbandale for building our dream home in the middle of the pandemic. It has been built beautifully with expert craftsmanship. I am sure Urbandale always get great feedback but truly Urbandale has out-done themselves in the building of this home. Even with all the little intricacies and attention to detail, the construction team has fulfilled all of our requests and desires in completing this home to better than what we could have imagined. Our journey with Urbandale has been remarkable and we have been extremely pleased with the professionalism, courteous nature and ever pleasant attitude of all individuals that we have had the privilege to interact with during this process. From Alex to Jody to Robyn to Boomer and many others, we thank you all for the wonderful effort. We could not have asked for more from Urbandale and for our dream home. Thank you once again and we would gladly always be at the forefront of recommending Urbandale to family, friends and strangers alike.

We were so lucky to be referred to Cheryl, who became our sales rep and we couldn’t have been happier with her. She always went above and beyond and answered our questions almost immediately (sometimes emails were answered in minutes). We were given many options to choose from (although some options we were shut down on which was disappointing such as making the windows bigger and taller or adding a pot filler - however they did have their good reasons to reject these). The design department was knowledgeable and Dean helped us pick everything, offering suggestions and showing us pictures of how they look in other client homes. We were delayed a couple months due to COVID but this was expected with most or all builders so can’t blame Urbandale for that. Overall extremely happy with the service. Currently we are dealing with our PDI and 30-Day items so we will post follow ups and hope the service will continue to impress us. We will post updates on the warranty process since it seems to be a concern for others. Thanks Urbandale!

We are very pleased with our house delivered by Urbandale. Superior quality home, excellent service, professional staff, perfect layout of the home - no space is wasted. Warranty staff is amazing - polite, professional, hassle free. We only had positive experience with Urbandale from the day one to all the way!!
