    House build at 383 Longworth Ave. Cowens Grove

    Alex in sales and the design team were fabulous. Rob, the site manager, did our pre-inspection and identified issues that were taken care of immediately. We traveled from Florida to take possession, lived in the house for 30 days and returned to Florida. Any further issues that were brought up were resolves professionally while we were in Florida. Where appropriate Rob work with us and the Warranty team after we returned from Florida. Rob made the transition to our new house a wonderful experience. You are very lucky to have him part of the Urbandale team.

    Jazz Condos

    I want to take my chance to say thank you to Urbandale. We bought a Jazz Condo for my parents to live in after they move to Canada. Considering how crazy the market is and the builders build so many houses nowadays and also considering the current situation with pandemic as well as the delays, we truly had some limited and modest expectations when we went to our PDI. To our surprise though, the condo was very well built and we had few minor issues listed that I believe Urbandale will take care of professionally before our closing date (a big thank you goes to Craig who walked us through the PDI process). With this pandemic the closing date got delayed couple of times, but that is understandable and Urbandale had the correct approach taken to deliver good quality rather than rushing things to deliver earlier, but with affected poor quality. Overall, we are very satisfied with Urbandale and their service team. Everything started at the sales office, where Kathleen and Cheryl helped us friendly to choose the model. The experience at the Design Centre was flawless and supportive to pick the right stuff and the outcome was so rewarding at the PDI. And finally a big kudo goes to Dwayne the GM, who was responsive and caring, who kept contacting the buyers to make sure we are happy and a great relationship is maintained. Thanks Urbandale, keep it up.

    Buy with confidence

    I just want to take a second and share my thoughts on my experience with certain individuals at Urbandale. With the pandemic and the lack of contractors/workers , I can just imagine how difficult coordinating has become. That being said, site manager Rob, and John have been great to work with. They have been aware of all situations and very accommodating to ease my stress. They handle their work with passion and empathy and treat people's homes like their own. I've had certain difficult inquiries which they handled professionally and went over and above to make my experience a positive one. I cannot complete this review, without mentioning Alex at the sales center who is always happy and joyful with prompt emails clarifying any questions I might have. If it wasn't for this trio, I don't think Urbandale would be where they are in my opinion as they truly care about building a relationship with their clientele. Thank you for everything you guys do.

    Stairs Stains- Do not trust Urbandale

    I paid over $23k of upgrade on the stairs. At the Design Centre, we had to choose the stain colour for the stairs. We wanted the colour as close as to the hardwood colour. Therefore, our designer at Urbandale advised us of a stain colour that is close to that of the hardwood. She informed us that the company applying the stains is very good at what they do and that they will ensure the close match up of the colours between the stairs and hardwood. Due to this assurance, we trusted her word. We moved on October 29 and the stains on the stairs does not complement the hardwood colour. The landing is not installed because they could not match the hardwood with the stairs. I contacted the general manager and explained the situation. He said that no error in their part and they will not do anything to correct it. I asked him to come to my house and proof to me I am wrong; he refused. To date the landing is not installed and there is a safety hazard involve. The finishing is terrible and so many issues. This is my first and last time buying from urbandale.. Not recommended

    The company doesn't care about is homeowners

    Warning : avoid the misery of being disappointed. This company has no class. They are not honest. We bought a jazz condo and went through hell before we finally moved in. Our friends that be we recommended to buy one too have not even moved in yet and are stuck with no clear indication of when they will be able to move. I can't recommend this company. Go to anyone else if you can. They don't care about three home owners at all.

    COVID IS THE EXCUSE.

    Would not recommend this company at all. I thought when buying a new build, we would have less headaches and less stress with a fresh start but now that I'm thinking I would have bought an older home and renovated myself. I'm still waiting for my 30 day list to be done, I've lived in my house for a year now. My biggest issue is I moved in with scratched up hardwood stairs in my house and they were the wrong colour. We pointed out to urbandale that our design center had made the mistake on colour and said that they couldn't do anything about it and we were forced to take a 500$ compensation. We were given no other choice. Now a year has gone by and I had someone from the contracted company come to fix my stairs but turns out he didn't know how badly scratched up they were from when we received our stairs and said he couldn't do just touch ups that the stairs would have to be removed fully and redone. Here is my biggest issue right now, he had a work order for the stain we originally had picked and noticed our trim did not match our stairs. I have dealt with warranty department so many times and now I cannot get ahold of anyone for my stairs because urbandale does not want to admit they made a mistake from the beginning. If either way they will have to remove the stairs to redo why not do it the right stain we wanted in the first place? I have many more issues that have not been addressed but this is my biggest concern because its a biggest eyesore. The pictures I have provided are only parts of my stairs that have water damage aa well from the protective cover being removed too early by urbandale way before I moved it which caused this headache to begin with. At this point urbandale needs to do a lot more than tell me to contact the warranty department/ put it on your one year. I want to talk to an actually person on the phone instead of emails getting ignored.

    Stay Away from Urbandale Construction

    It has been a nightmare. The sales process was the only good service. Then it just went downhill. the pandemic was not the issue. Disorganization, a lack of consideration to clients. Christmas will be living in boxes moving between strange places. They keep blaming this pandemic. I begged them for months to organize themselves. they ruined my family's christmas.

    Urbandale Home Review

    The Sales Team was very helpful and professional; however, I would question the same with the Construction Team. When meeting with the Construction Team during the PDI, I only got excuses regarding poor workmanship. They kept reiterating that its hard to manage all of the issues during construction, as there are so many homes being built. As far as I'm concerned, this should not be my concern, but an Urbandale one. I understand there will always be deficiencies such as taping, painting, scuffs, etc.; however, my concern is with more major issues or items missed that are more difficult to manage/ repair once the homeowner has taken possession of the house. I also find that the responsibility is entirely on the homeowner to identify the issues with the house, where the site construction team should be responsible. I just get the sense they aren't enforcing workmanship in the field. For example, there was a ton of unfinished work to the exterior of my home, which the Urbandale construction representative failed to identify. He even argued with me, saying there was nothing wrong and that the work met minimum requirements, until I showed him examples of photos from another Urbandale home. At that point, he started to change his tone, and said the items would be addressed. If I did not point this out, this work would never have been completed. Just very disappointed, considering the amount of money being invested by the homeowner. The Warranty Team was very helpful; however, I sense they are far too overwhelmed and understaffed. If the work was done correctly from the start, there would not be such a huge backlog and burden on them.

    Extremely dissatisfied with the quality of the house and service

    Sales team is professional But very unprofessional construction team. Poor paint job, unprofessional flooring company, and so on. The warranty department keeps saying add it to your list, but nobody shows up to fix it after that. IMO, The builder deliberatly procastinating repairing items so that the customer gives up. What you are hearing about this builder reputaion is for the past not now. I think the company quality control process is broken. They did not even clean the house properly. And for every single problem, they say COVID. How come you can close the house in COVID, but can not fix the defects?

    Extremely dissatisfied and disappointed with Urbandale!

    After date for delivering house pushed back twice, finally delivered a poorly finished house with over 100 deficiencies. Poor painting, crooked and missing tiles, missing doors, mold in basement, upgrades missing or not working. Urbandale should be embarrassed to hand over keys to an owner when the house is in such poor condition. The trades obviously rush their work resulting in poor finishes. After 1 year still over 40 issues left to fix. I do NOT recommend buying Urbandale.
