Multiple issues with windows over 12 years, finally had to replace them all

12 years ago we had GEM install 3 basement windows and a basement door. They all had integrated mini-blinds between the glass. Within the first year, the up/down feature of the mini-blinds failed in two of the windows. GEM replaced the glass inserts, with mini-blinds that tilted only (removing the up/down feature). Within 8 years one window developed a curving crack along it's length. We paid to have GEM replace the glass insert. Now, 12 years later, a curving crack developed in a second window, the up/down feature of the mini-blinds has failed in 3 of the windows, the tilt feature of the mini-blinds failed in 1 window and the thermal seal of the door glass insert was starting to go, as there was moisture between the glass panes. While dealing with our issues over the years, the response from GEM was challenging, slow and required me to email the owners directly multiple times to facilitate repair/correction. Given that experience, together with the multiple issues with our basement windows, we went to a new window company. We decided we weren't going to deal with GEM's service or products any longer. Therefore, after only 12 years, we just paid over $3000 to have our basement windows (and door glass insert) replaced once again. While the GEM windows were being removed, the new window company identified and explained to us multiple issues; the GEM windows were not fully screwed into place; we could see screws sticking out appox 1/2", the GEM windows were oversized for the openings; not leaving room for spray foam insulation or to allow for any expansion/contraction, and mostly there was NO spray foam insulation around any of the windows; the only barrier between the outside elements and the interior of our house was the aluminum capping. This confirmed we made the right decision switching from GEM to a new company for our new basement windows.

Approximate cost of services:
$4,100.00

Company Response

12 years ago, when Andrew bought his windows with blinds, this feature was relatively new in custom windows and the industry had a lot of problems with products supplied. It often did take excessive time to get our suppliers to respond, but that would not be apparent to Andrew and it would look like it was GEM taking its time responding. Re the comments about the installation, while anything is possible, one cannot always take the word of a competitive supplier at face value. Clearly, the glass issues Andrew experienced had nothing to do with the installation, which was there for 12 years without problem.
