    Home Inspection

    Vahn was very approachable & quick to respond to queries. His assessment was very detailed & thorough. His report was very educational & informative - a good resource to keep down the road.

    Home Inspection

    Vahn has provided 2 Home Inspections for me. The first inspection was in June, 2009, and the second was in November of 2012. In both cases, I was very please with service Vahn provided. For both inspections, Vahn spent about 3 hours inspecting the home. This includes a full inspection of the exterior (roof, brick work, decks, etc) and interior (basement, electrical, plumbing, attic etc). In both cases, I found Vahn to be very knowledgable. The final report that Vahn provides will not only identify problems, but will also describe the price range and methods in order to fix them. Most importantly, I find Vahn to be extremely polite and professional. The building industry is full surly individuals, who can be aggressive and rude at times. I always strive to find professionals that I feel comfortable around. Thanks Vahn.

    Home Inspection (Buyer)

    I hired the Solex Group after finding them listed with the Better Business Bureau. I found that the service was professional - from the first phone call to the final report. I would recommend Vahn to others in the GTA whenever you are buying or selling a home!

    Home Inspection

    Vahn is very professional and provided a great service. I booked him for pre-purchase inspection. On-line booking is easy and convenient. He was on site before the time and inspected every nook and corner of the house.The report was detailed and easy to understand in addition to what he explained on site. The inspection was very valuable to renegotiate my deal. I would be more than happy to recommend him to any one who wish to have a thorough home inspection.

    Home inspection

    I wanted to say thank you for the super job you did. I was on the fence for a few days, wondering if I should get an inspection, given that the unit is a condo and that it is relatively new. I'd like to thank you for accommodating me on such short notice (on a Saturday night no less) and providing the report so quickly. You did an excellent job and it was great that you showed me all the things I needed to know about the inner workings of my unit (especially regarding the water cut-offs and the operation of the heat unit). As well, the recommendations you made are very helpful. It was money well spent and I feel quite confident that my unit is in tip top shape. The recallChek service gives me peace of mind for the life of my appliances. This is a great feature. Thank you once again! Cheers

    Home Inspection

    I needed a home inspection completed pretty quickly so I requested an inspection from the Solex Group via their web site. Vahn emailed me right away letting me know that he would confirm the requested time slot the next business day. Vahn emailed me the next day like he said and provided a quote. On the day of the inspection Vahn showed up on time and explained very clearly how the inspection would work and that it would take around 2 hours. During the inspection Vahn was very thorough and explained everything he found and provided recommendations. Vahn completed the inspection in 2 hours just like he said and then sat down with me and explained all the photos in detail while providing recommendations on fixes. I received a very comprehensive report the next morning. I would highly recommend the Solex Group to everyone.

    Home inspection

    I called Vahn for a buyer's home inspection after I put in an offer on a house in one of the older parts of Toronto. I chose him instead of one of the larger home inspection companies because of his strong reputation on sites like HomeStars. It was mid-May, which is a really busy time in real estate, but he was still able to schedule a full inspection on short notice. Vahn arrived early and got straight to work. He worked efficiently and stopped after every phase of the inspection to go over the results with me and my wife. We're first-time home buyers, so he took the time to make sure we understood his findings, and he gave good answers to all of our questions. He was extremely thorough. For example, some home inspectors check out the roof from the ground with a pair of binoculars, but not Vahn - he pulled out a ladder, climbed up to the second storey roof, and came back down with photos of the chimney, the stack vent, the skylight, and some shingles that had obviously been replaced. We received a full written report the same day. Every finding was accompanied by a photograph from the property showing exactly what Vahn observed, and plenty of supporting information that explained things in more detail. It's the most detailed home inspection report I've ever seen. Vahn continued to support us even after he sent the report. We called him with some questions a couple of days later and he took the time to talk with us and make sure we had all the information we wanted. Vahn was always clear about the limits of his work. Home inspectors are generalists - they're not electricians, or plumbers, or structural engineers. When it comes to major problems, their job is to look for warning signs, not to fully diagnose problems and recommend exactly how they should be fixed. Vahn told us all he could about the house based on his own observations, but he also told us when we needed to follow up with an expert to really get to the bottom of things - that shows integrity and I really appreciate that. To sum up, Vahn's work was worth every penny we paid for it. We'll definitely hire him again the next time we need a home inspection.

    house inspection

    We got our home inspection with Mr. Vahn Balabanian yesterday afternoon. We have to say that he is one of the best inspectors in the town. The house was very old and challenging. Vahn spent 4 hours to check it. We really appreciated his attention to detail throughout the home. He took lots of pictures and explained to us very patiently. He is very experienced and professional, and he is also a very pleasant and friendly person to work with. We are very pleased with his service. We will definitely recommend him to all our friends and family!

    Pre-Purchase Home Inspection

    We were referred to Vahn and the Solex Group for our new home inspection and was very happy with the service. Vahn was able to set up an inspection on very short notice, which you really need to do when you're working on tight timelines for conditional sales. Once we arrived for our inspection, Vahn was already there and checking on the outside of the building. He is friendly, and very thorough...will take pictures of anything that could be of concern (from minor to major) and will patiently explain it all to you, including what the problem is, why it happens, its implications, expected lifespan, and whether it you should give it immediate attention or if something should be fixed "as needed, etc. He also takes the time to give you extra tips and recommendations on how to maintain a house, which I found to be very helpful since this will be our first house. I do also recommend getting the "Extended" package where he will use the thermal scan to identify any weak areas such as raccoons in the attic or insufficient insulation, etc. For the extra $75, it's worth the piece of mind. Solex's written report is provided to you within 24 hours and is detailed, informative and easy to understand. I would recommend this inspector to anyone looking to purchase a property.

    Thanks for the review Julie. You witnessed first hand the benefit of using a thermal imaging camera. Here's a brief explanation on what thermal imaging is all about: Despite what you might have heard or seen, thermal or infrared (IR) cameras can't see through walls or ceilings. Instead, they display colour images based on the surface temperatures of various materials being viewed. To illustrate, think of a digital camera that requires thousands of points (or pixels) to form a photo. An IR camera on the other hand, requires thousands of points (temperature readings) to display a thermal image. Warmer surface temperatures show up as brighter colours and cooler surface temperatures will show up as darker colours on the IR camera's display which can be evaluated by a qualified operator to determine what images are typical and where there might be an issue.     Home Inspection Services

    Vahn was very professional and provided us with many tips on how to improve our potential future home. He was thorough with the home inspection and well as in his report for us. Vahn was patient and methodical in diagnosing an unusual cold spot, which we really appreciated as it didn't leave us hanging with just an observation and no solution.

    I appreciate the feedback you posted Jennifer. I know exactly what you mean about being "left hanging". This often occurs when there's a potential issue but not enough "clues" or too many "pieces of the puzzle" are missing to confirm a problem exists. Usually from a visual limitation or no access. This is where having a good understanding of construction practices & building materials can help to at least give some possible scenarios of what the issue may be, how it can be evaluated further, and corrected if necessary. Some ballpark costs can also be discussed based on these assumptions. I feel bad for some clients when I have to re-evaluate an issue AFTER their initial home inspector (sometimes large, well-established companies) left them hanging.
