General contractor service: Renovation; Detached house
Living/Dining room: Repair stained and damaged popcorn ceiling and stained bulkhead of adjoining wall. Install 6 pot lights in the dining room area. Repaint the entire room (3 walls) in light neutral colour like the standard builder's white.
Kitchen: Install 4 pot lights.

General contractor service: Wood Blocking support; Semi-detached house
Job: Pipe Support, Insulation + Exterior Wall Repair (Frost-Free Hose Bib)
Older building (approx. 100 years). Engineer has already assessed the interior scope. This job has both interior and exterior components.
INTERIOR WORK:
1. Drywall Opening Enlargement
Existing drywall cut needs to be enlarged to allow proper access to the joist bay. Large metal HVAC ductwork is present inside the cavity. Drywall patching after work is expected.
2. Wood Blocking (Carpentry)
Install solid wood blocking between two existing wood joists to create backing to secure the plumber’s pipe. Same size and depth as existing joists. Accessed from inside only per engineer’s recommendation.
3. Spray Foam Insulation
Apply spray foam insulation in the joist cavity to seal air gaps that caused the frost-free hose bib to freeze in winter. Must be thorough around the duct area.
EXTERIOR WORK:
4. Drill/Clean Pipe Penetration Hole
A proper clean hole needs to be drilled through the exterior concrete/stucco wall for the pipe to pass through. Current hole is rough and jagged. A temporary cover or cap should be left over the hole opening for the plumber to complete their work afterward.
5. Exterior Wall Patching
After pipe is in place, patch and finish the exterior hole to match the existing stucco/concrete wall texture and appearance. Current hole is rough and unfinished — needs to be properly sealed and blended with surrounding wall.
Additional Notes:
•Frost-free hose bib (the valve) has been removed and is on site — plumber will reinstall
•Exterior wall is concrete/stucco — contractor must be comfortable working with masonry
•Utility cables present along top of exterior wall — caution required
•Minor water damage present inside, not a structural concern
•Engineer recommends interior pipe support and insulation be done from inside only
•Ideal candidate: skilled handyman or contractor comfortable with carpentry, spray foam insulation, masonry/stucco patching
•Photos of both interior opening and exterior wall available
