Second layer is falling off the scratch coat. Job is 50 minutes north of perimeter. Black coat easy to take off, flakes right off. Stucco Repair & Re-Skin (Base-and-Mesh Method) ​Failure History & Theory: In 2013, a black acrylic finish was applied directly over a sanded, traditional cement grey coat that had minor cracks from a past flood and shifting ground. While the grey coat remains securely bonded to the 1.5” Styrofoam backing, the black topcoat is flaking off it in large sheets. This failure was caused by a material clash and a ruined bond: installer likely used a re-emulsifiable concrete glue mixed with high-calcium well water, creating a chalky barrier. Traditional cement breathes while acrylic acts as a vapor-trapping membrane. The extreme heat expansion from the black color caused the flexible acrylic to shear completely off the rigid, locked-in grey layer. ​The Job: Flake off the failing black acrylic layer (peels easily) without damaging the secure grey stucco coat or the 1.5” Styrofoam and Tyvek underneath. Scrape down to the solid grey base—a patchwork of wire/scratch coat and old smooth finish. ​Prevention & Required Materials: To prevent a second failure, apply a polymer-modified cementitious base coat across the entire grey wall and embed a fiberglass reinforcing mesh into it. This bridges the mismatched textures, locks down the old settlement cracks, and creates a high-strength, uniform shell over the existing grey stucco. Finally, apply a 100% acrylic stucco primer, followed by a new black acrylic synthetic finish coat that can safely handle the intense thermal expansion.

Pictured is the original alu soffit panels (originally white colored but painted black). I am removing them to do insulation work on the cantilever space above. After I am done, I am looking for someone who can install new black aluminum unvented soffit panels in the space cleanly, as this is a very visible part of the house. Area is approximately 3ft x 7ft.
