Heat pump leak / drain pan overflow - caught right away, soaked up, HVAC tech came in next day, ran air mover for a couple of days. Bubbling evaporated. Been running air mover past couple of days, got moisture testing/mapping completed. Urgent need to start heavier air drying. Goal is to save floors - even if they won't be as good as new - not new flooring. Drying stage vs. repair stage, per diagnosis.

I recently bought a home in Richmond Hill albeit with some serious concerns including windows that appear to be rotting out. I've got 4 bedroom windows 55" x 55". 2 bathroom windows approx. 20"w x 38h" And 3 bay-window sections each with 2 x 22"w x 5' & 1 6'w x 5' Yes. Absolutely. I'd like to replace the rotted sections of wood. Remove existing caulking. Wrap all frames with aluminum. Install proper drip edge. Install new caulking. The windows do not appear to have any seal leaks. No fog. I've attached pictures in an attempt to indicate the current condition. Respectfully, Norm Leuchter
